Please, God

Gustav is coming closer to New Orleans---and I remember another day three years ago. I recall images and the emotions they evoked that I will never in my life forget. That there is also this stirring fear it could happen again that brings tears to my eyes.

According to the news this morning, Gustav may have weakened to a Category 2, down from the Category 4 that it was when taking aim for New Orleans earlier. Please let it be. Please let it be spared this time, this city that is called The Big Easy. A city that America just can not be complete without. If you have ever been to New Orleans, you will know what I am talking about. It's a place that, once you have been there, draws you back---again and again and again.

Katrina hit the city three years ago---and remembering brings back those images that one just never expected to see in America. Viewing the aftermath on television was like viewing images of some far removed third world country---leaving one with a feeling of sadness for those enduring those circumstances "over there". But it was always "over there", wasn't it?

As I write this, 2 million people have evacuated. At least this time there was enough preparation for that to happen. Maybe this time a young boy and his father can get on a bus and not worry about abandoning a beloved pet, a dog that young boy refused to leave behind. Because being prepared to leave before the storm hit---that didn't happen the last time. Not before over 1600 people died. Not before patients in hospitals were left to die without proper care and doctors, so tired and yet remaining to try to do what little they could. Not before the body of an old woman was covered by a cardboard box, remaining there on the street---dying with no dignity. Not when Katrina hit and devastated the city from the 9th Ward to the Garden District to the French Quarter. Whether the damage was physical or not, the damage was deep and lasting.

Celebrities such as Brad Pitt and Angelina Jolie, Oprah Winfrey and Ellen Degeneres have tried to help rebuild--truly rebuild and not simply throw money toward the effort as some others did. K-Ville with Anthony Anderson playing Detective Marlin Boulet was a television show that reminded us of the bravery and courage and determination of many in the NOPD. K-Ville, a show that was canceled early---more than likely because there was not enough of a following to keep it alive. More than likely because we forget. That was then, it couldn't happen again, right? Move on, get over it, it's over---we don't need to be reminded of something that was in the past, do we? Sure, we don't.

That was Katrina. We can hope and pray that lessons were learned and awareness such that the aftermath of Gustav will be much different. Leaders made mistakes and learned, too. Let's hope we learned enough.

Self Build and DIY conservatories are a way of saving money on a new conservatory, but it's not something I can't recommend unless you have some building experience, are an enthusiastic and knowledgeable DIY'er or have trustworthy local builders and carpenters that can do all or some of the work with you.

Most DIY conservatories are off-the-shelf modular designs and while these may look satisfactory on a small modern building, it's unlikely that they will complement a period property or one with a distinctive design.

Lake Effect Snow

Lake effect snow can cause large local variations in snow depth with 50 cm of snow accumulate over the course of a few days near the shore and a few miles inland from the lake shore there may be no snowfall at all. Lake effect snow does occur in regions away from the great lakes (for example along Lake Baikal in Russia) but it is far more pronounced and and destructive to ground and air transportation around the great lakes.

Lake effect snow occurs when a mass of freezing air moves down from the Arctic over a body of warmer water, creating instability in the atmosphere above the lakes. As a consequence, clouds build and develop over the lakes and, as they move downwind, develop into snow showers and squalls.

The water temperature of the Great Lakes lags behind the atmosphere in cooling through early winter, as water holds its heat far more readily than land. The heating from below results in instability in the air during cold outbreaks. This instability mixes warm, moist air near the surface of the lakes into the lowest 1 to 1.5 km of atmosphere. Rising air rapidly reaches saturation, and the result is shallow cumuliform clouds, frequently aligned in bands parallel to the low-level wind. By January, ice covers most of the lakes' surface area, cutting off or reducing the heat supply.

The distribution of lake effect snowfall in the Great Lakes area depends upon several factors: the position and direction of weather systems, the lake water temperatures and its variations, and the strength and direction of the winds. Topographic differences on the lee of the Great Lakes also affect the intensity and distribution of snowfall. On the eastern and southern shores of the Great Lakes, lake effect snowfall contributes between 30% and 50% of the total winter snowfall.

Winds from the Arctic generally blow from the west or northwest, causing lake effect snow to fall on the east or southeast sides of the Great Lakes. Whether or not an area gets a large fall of snow from lake effect snow is dependent on the direction of the winds, the duration they blow from a particular direction, and the size of the temperature differential between the lakes and the air above. Cold air holds very little moisture and the low level of the atmosphere is quite unstable. Therefore clouds can form very quickly, condensation occurs and snow falls.

In late 1977 a storm hit the southeast of Lake Huron around London, Ontario. In just three days from December 7th to 9th 100cm (39 inches) of lake effect snow fell on the region. This snowfall was made worse by the 60mph winds causing huge drifts.

However the largest snowfall recorded that was attributed to lake effect occurred in January 1966. In a five day period from 27th to 31st, 259cm (102 inches) of snow fell in Oswego, New York. Half of that total fell on the 31st.

Insurance Claims - Mitigate Your Damages When You Have a Claim!

Remember, the word "mitigate" is an insurance term that means protecting the property from further damage. This can involve placing tarps over damaged roofing, removing damaged contents, pumping water out of your home or other temporary repairs. The costs for temporary repairs to protect your property are covered in your policy.

You have a responsibility in your policy to mitigate your damages. Depending on your individual situation, that may mean doing something as soon as possible after a loss. If you don't protect your property from further damage, the insurance company will likely deny the additional damage that will occur.

For example, if you have a windstorm that tears off your shingles. You do nothing to protect the roof and four days later, a big thunderstorm dumps a couple inches of rain on the roof, which causes water damage to ceilings throughout the house. The insurance company would pay to fix the roof, but not the water damage inside.

You may need a restoration contractor to mitigate the damages for you. I wrote about restoration contractors in Chapter Four. Here is a little extra comment about restoration contractors.

You might see many restoration contractors drop by to see if they can help you with temporary repairs, like tarps on roofs, board-up, pumping out water and demolition, and contents removal. Get written estimates from them BEFORE you sign ANYTHING. They will sometimes tell you that they were sent by the insurance company (maybe true, maybe not), and that it is your responsibility to protect your property from further damage (which is true). They may tell you that they will "direct bill" the insurance company (which they may do).

Be very careful on contents removal, sometimes known as "pack out." The more contents they clean, the more money they make. The cost to clean something is a fraction of the cost to replace it. So, when the restoration contractors are involved, the claim value is reduced, which benefits the insurance company. That is why many adjusters may bring a restoration contractor with them to the loss location. Remember that many policies pay REPLACEMENT COST, and following major fires, large windstorm and water losses, most of your damaged possessions can be replaced instead of being cleaned. Every penny that goes for cleaning your contents comes from the contents limit of liability shown on your policy declarations page. So, theoretically, a substantial amount of your insurance money to replace your items could go to the restoration company to only clean the items!! If the restoration contractor cleans a bunch of your property, and you reject it as unusable, there will be less money for replacement of your property.

The contract for cleaning and restoration of your property will be between you and the contractor...not the contractor and the insurance company.

Mortar Repair - The Art of Tuckpointing

If you have an older home or have had recent settlement in your homes foundation, you are probably a candidate for tuckpointing. What is tuckpointing you ask? Good question.

Tuckpointing is the process of filling in missing, cracked or deteriorated mortar joints in masonry walls. In this process the installer removes the damaged mortar if necessary, then installs fresh pointing mortar into the open mortar joint by 'tucking' or pushing it into the damaged joint with a 'tuckpointer' or a 'pointing tool'. He will also color blend the new pointing mortar to match the existing mortar color as close as possible. Once the mortar has been 'tucked' into place, the installer will use several different tools to 'tool' or finish the fresh pointing mortar so that the joint finish matches the existing mortar joint finish.

Sound tedious doesn't it?

Well it is and though the average homeowner can get mortar from a DYI center and push it into a joint, it can and usually results in a sloppy or smeared finish. Though this will close the mortar joint from the elements which is good, the unsightly finish may or may not be acceptable to a homeowner depending on the location and situation.

If you want the joint to 'disappear' with the repair, then you may wish to contact and experienced masonry repair professional. You will want to look for someone who is not only an expert but is artistic and able to match and blend colors so that the final mortar color matches the existing. He must also have the knowledge to understand the proper time to 'tool' the fresh pointing mortar as well as the proper tooling sequence that makes for a seamless final appearance.
